Two years! Hard to believe we’ve been here two years already. I can say the house is definitely lived in, piles of unfolded laundry in my room and an almost done halloween costume strewn abot the dining room. It’s a great house, and it’s become a wonderful home.
A year ago today, I had submitted an offer on this house (the only offer I submitted) and the inspections had started….it’s been quite a year.
I have this bee in my bonnet to refi the house, drop my PMI (private mortgage insurance) and get an equity line to do more work on the house. Well it seems that isn’t going to happen, at least not now. I needed to wait 6 months before,doing any restructuring and pretty much on the day I was eligible (for some new loans, some make you wait 12 months), the interest rates started going up.
Bugger, so what that means is I may come out ahead for a few years by dropping the PMI but in the long term paying a higher interest will cost me far more than I save dropping the PMI. The FHA loan I currently have is better than the current ones and again refinancing doesn’t make sense when what you have is better. The possibility of an equity line is still a possibility but perhaps for later in the year, they are still just starting to come back on the market…..
I think I sound very smart and knowledgeable about all of this and it is only because my mortgage broker not only just explained all if it to me he also put it in a PDF. If you need a good mortgage guy I recommend John Thompson and his team at http://tgloans.com/.
So sorta a bummer but now I know it’s time to start watching the interest rate numbers like a hawk just in case there is a dip.
I can’t believe it’s a little over six months since we moved in and starting working on this place. So much further to go, but since I’m on hiatus from any major projects (aka I’m broke) this seems like a good time to take a look at where I am and what’s been accomplished. As such, I will try to get photos of the house for a little house tour in the nearish future…here are a few to get the ball rolling.
Ok, I’m not really singing…. I was very careful to make sure property taxes were rolled into my mortgage and that I wouldn’t have any unexpected expenses….well so much for that. Yesterday I got a supplemental property tax bill that is quite large. After I panicked I figured out how I can actually pay it, it will be painful but doable….so to anyone who is buying a house just know you will likely have a supplemental tax bill and the longer the house hasn’t changed hands the bigger it will be! (My house was owned by the same couple since the 50s). Ugh
My kitchen chairs were supposed to ship Feb 11th, I ordered them in early OCTOBER! This is getting ridiculous, the company says they are held up in customs, but come on already…this is silly. So frustrating.
I did get the guest room rug done, finally and that felt good. Next up is getting the rest of the art hung. I am hoping to do that this week and then finally get our alarm system installed. We shall see. I also really want to sort out my office boxes and get organized, but at least it is behind closet doors.
Edwin et al seem to have disappeared again. Not much left to do but still I want it done. Paint touch ups, a couple more lights in the kitchen and then the patio and water spigot on the top level of the yard. So no real rush, but would like to just wrap it up.
I ordered a composter and am ready to start composting! Very exciting!! Just need to pllace the composter on a flat surface for easier aerating…..
Seems like I am getting close, and of course now I see all the work that needs to happen in the yard….I’m sure it will be never ending…..
So today we move, Durinda is here helping. Anne Louise has Charlie out and about and Bernie is with Stefan, the dog sitter. Halibut is In his crate and not super happy, it seems cats aren’t fans of moving.
Most of our stuff will go into a storage pod in the driveway while the renovations happen. We will have tv today and Internet starting Wednesday. Wish that was the reverse.
Shelves are up in the shed to help maximize storage, the workers started smoothing the walls in the front of the house yesterday and were supposed to be back today. So it’s all happening, it’s exciting and less than ideal given the construction zone in which we will be essentially camping but the hope is everything will be done by thanksgiving!
